Developing Our Land

 

George and Terry Rosental lived on the 5 acres to the north of the Community Club and were active members.  In 2012 George passed away.  The next year the Black Forest fire came through the property and burned everything. Fearing that a commercial operation could purchase the vacant land and also looking at expanding usable ground, the Club purchased the North 40, North 477 (4.77 acres) or as I like, North George.


There is a small, sometime, stream that runs through the property and the Club has constructed a pair of bridges.   Burnt trees removed, land graded and has for the past few years used for the August Festival.


Our president, Jim Collins, used this event as an opportunity to present what the Backyard Committee members have proposed for the first phase of improving the adjacent five acres acquired in 2016. It was a time for questions and answers from members about the proposed plans. There were many delicious desserts brought by attendees.


Progress on the Backyard


The Backyard Committee (Chairman Steve White, Don Root, Cherie Erler, Craig McDerrmit, and Jim Collins) has come up with a revised plan for the development of the five-acre lot to the north of the BFCC building. At the last board and officers meeting, it was voted on and approved to start the work. For those who are new members that acreage was bought from BFCC member Terry Rosental after the 2013 fire. The following copy from my files explains what was going on in 2016 from the manager of the 2016 Backyard Development Committee, Rich Crawford. Unfortunately for the BFCC, Rich and his family moved to his ranch too far away for him to continue in his role.

Black Forest Community Club Purchases Rosental Parcel The leadership team of Black Forest Community Club (BFCC) is pleased to announce that over the past few months it has been successful in negotiating the purchase of the 5-acre lot adjacent to the BFCC Hall on the north. This process was completed today with the signing of the warranty deed by Teresa Rosental and the deed of trust to Farmers State Bank by BFCC board chairman Rich Crawford and BFCC president Dianne Hagmaier. The Rosental property presents a “once in a lifetime” opportunity to expand the BFCC’s very limited (0.5 acre) footprint. The Club learned a few months ago that previous tentative discussions with another potential purchaser had fallen through, and that the property might still be available. Indications were that a number of buyers had expressed interest, including potential commercial purchasers. The Club needed to move quickly, and without attracting further attention from other interested parties. Club finances were quickly analyzed and vetted, an appraisal was completed, and affordable financing arranged. These swift efforts have allowed the Club to secure some elbow room and provide
